A Smarter Way to Prepare for Your First Viewing
A simple checklist to help you notice the details that matter when you walk through a property.

A property viewing is your chance to understand how a home feels beyond the listing photos. A little preparation helps you use that time well, ask better questions and compare each option with a clearer perspective.
Start with your priorities
Before you arrive, write down the things that matter most. Think about the number of bedrooms, natural light, storage, outdoor space, commute and the way you use your home each day. Separate essentials from preferences so you can assess each property fairly.
Look beyond the first impression
Notice the layout, room proportions, window placement and how the spaces connect. Consider whether furniture would fit comfortably and whether the home offers the flexibility you may need in the future. Take notes as you move through the property rather than relying on memory later.
Ask practical questions
Ask about the age and condition of major systems, recent repairs, included appliances, building rules, monthly charges and any planned work. For a condominium or co-operative, request the relevant building documents and review them with the appropriate professional.
Understand the location
Visit the surrounding streets if possible. Check the route to transit, grocery stores, parks and the places you use regularly. A neighborhood can feel different at different times of day, so consider returning for another look.
Keep your comparisons consistent
After each viewing, record what worked, what concerned you and what you still need to confirm. Compare properties against the same criteria: condition, layout, location, ongoing costs and overall fit. This makes the decision less emotional and more informed.
Take the next step with clarity
If a property feels promising, discuss the next steps before making a decision. Your advisor can help organize comparable information, coordinate follow-up questions and explain the offer process. Independent legal, financial and inspection advice may also be important.
